<p>Everybody wants to get the best deal when buying and selling a property, it’s only natural, if you can save $5,000, that could pay for that fabulous vacation in Bali which it seems you can never afford!</p>
<p>However, too many people, actually spend more money by waiting for a stronger market to sell their home, forgetting that they then need to buy their next home in that same high market! Many investors, especially first home owners, also hold off on buying in down markets because they follow the fear of investing that is portrayed in the media.</p>
<p>There is no denying that the property market has taken a battering over the past two years, however as a very wise man once told me “a good investor knows that the best time to make money in property is in a down market.”</p>
<p>You’re probably thinking &#8220;of course she would say that, she&#8217;s a real estate agent, and agents always say &#8216;now is the best time to buy&#8217;.&#8221; Well, how about I show you why instead:</p>
<p>If you are looking to upgrade, when you sell and buy simultaneously in a down market, you&#8217;ll be ahead of the game because the price reduction on the purchase is greater than the loss on the sale.</p>
<p>First, consider the &#8220;Loss&#8221; on Selling Your Present Home<br />
As an example, say your present house is worth $300,000, but due to the current market conditions, you must reduce your price by 10%. So, instead of selling for $300,000, you sell for $270,000 and in turn &#8220;lose&#8221; $30,000.</p>
<p>Second, consider the &#8220;Savings&#8221; on Buying Your New Home<br />
If you are planning to move up to let’s say a $500,000 house, in the same market conditions, you could probably buy that house with that same 10% discount or for $450,000. This would mean you had saved $50,000.</p>
<p>Review of Selling and Buying Numbers<br />
1. So you &#8220;lost&#8221; $30,000 on the sale of your home<br />
2. But you &#8220;made&#8221; $50,000 on the purchase of your new home<br />
YOU’VE JUST SAVED $20,000!!!</p>

<p>Couldn&#8217;t have said it better Kirsty. The one thing I&#8217;ll add is you didn&#8217;t account for skill differential. You assumed buying and selling from the same skill of agent.</p>
<p>If your hypothetical buyer/seller strategically chooses a great agent like yourself, or countless others like Chris Gilmour, Mat Steinwede, Amber Werchon, Edgar Natolo, Michael Spillane&#8230;.and the list goes on&#8230;.. then imagine they sold having to only drop..say 5% in this market, and they bought through an agent with one foot out the door and willing to do anything to get a sale, they might be able to get a 20% off on their purchase.</p>
<p>So buying now is a GREAT idea, and I have just done it. Bought a bigger, better, newer house on a bigger block of land AND I WAS PAID A PROFIT to do so !!</p>

<p>Intro was done by the legendary, (now best selling author) Terri Cooper, who is almost like my co host of this show. She got the ball rolling while I was hiding back stage &#8216;Hulking up&#8217; .  (her talk also got one of the best responses in terms of people rushing to get autographed books, etc, AND she showed how unlicensed agents MAY be able to even get their full license free, with government funding. Contact Terri for more details)&#8230;.then&#8230;.</p>
<p>Pat Mesiti started the show in his own, unique &#8216;Mr Motivation&#8217; fashion. Great kick off to QREAS, followed by</p>
<p>Glenn Twiddle. Yup, lil ole me, many in the room who have seen me for years claim it was my best and most valuable talk to date. I was too stressed to know whether it was good or bad, haha.</p>
<p>Kurek Ashley absolutely blitzed the room. Everyone loved him and he signed books well into the next segment. Peak performance coach is a term loosely thrown around the self help industry. Kurek epitomises this accolade for real.</p>
<p>Kevin Turner then brought on his best of the best panel, which many have suggested was the best to date. Zac McHardy, Edgar Natalo, Peter Shires and Michael Spillane absolutely blitzed with the methods they are using to succeed when surrounded by failure.</p>
<p>The day was finished off by the legendary <a href="http://www.thechrisgilmourteam.com">Chris Gilmour</a>. A seven figure in his third year in real estate, even the other speakers were in awe. Great way to finish day 1.</p>
<p>Day 2 started off with Simon Treselyan nearly buring down the venue with his flaming wall of board breaking death. haha.<br />
(The residue from the fire extinguishers remained the rest of the day on the floor, briefcases shoes and even the guests in the front few rows.)</p>
<p>Next up was Renegade Marketer Mal Emery, sharing the rebellious marketing secrets that have created more millionaires in this country than anyone else. His message was if we aren&#8217;t trusted, we don&#8217;t list, so he spent several sections of his talk on methods of increasing trust with clients.</p>
<p>The afternoon and evening, many describe, as the highlight of the show (and anyone who &#8216;had to go&#8217; well you&#8217;ll learn next time.</p>
<p>John Dwyer, the guy who got Jerry Seinfeld for a little known building society from Newcastle, showed us how to absolutely &#8216;WOW&#8217; our communities with our marketing, and in my opinion, was one of the top two major highlights of the event.</p>
<p>Mark Dwyer was the other. Simply the best trainer of listing presetation skill, negotation and the art and science of being a real estate. Given we were already over time, we just kept going til Mark dropped, (about 730pm, THEN Edgar NAtalo and myself stayed until about 1030 taking questions and helping wherever we could.)</p>
<p>All in all, a blast and stay tuned for the finale, a webinar with Greg Vincent on Social Media, that had to be skipped because Greg&#8217;s schedule was tight, and our timing being over, meant Greg couldn&#8217;t miss his plane, so a QREAS &#8211; Final Wrod webinar has been organised, so the &#8216;life changing&#8217; hasn&#8217;t ended&#8230;.. <p>You guys know I don&#8217;t really follow the actual real estate market, but more how PEOPLE make decisions based on that market. So the whole economics of interest rates and stuff, really I have no idea. But here&#8217;s some comments someone sent me re a few of them dropping interest rates&#8230;Enjoy&#8230;</p>
<p>Just one day after the Commonwealth Bank announced it would cut the interest on some of its fixed rate products, a number of other lenders have decided to jump on the fixed rate bandwagon.</p>
<p>ING DIRECT and St George have both cut the interest on their fixed rate home loans.</p>
<p>Effective from 10 August, ING DIRECT will slash its one year fixed rate to 6.59 per cent, while its three and five year rates now sit at 6.69 per cent and 6.99 per cent.</p>
<p>At the same time, St George also slashed up to 20 basis points from its two and three year fixed rate home loans.</p>
<p>From today onwards, the lender will boast a two year fixed rate of 6.69 per cent and a three year fixed rate of 6.79 per cent.</p>
<p>St George chief executive Rob Chapman said ongoing economic uncertainty had encouraged more borrowers to look at their fixed rate options.</p>
<p>“We encourage customers to consider if they have the right home loan to suit their needs. Customers have the option of splitting their home loan between fixed and variable rates, as well as a range of other flexible home loan options,” he said.</p>
<p>Meanwhile, Loan Market’s chief operating officer Dean Rushton has strongly urged Australians to seek advice if they are considering some of the cut price fixed rate home loan products now being offered.</p>
<p>“Obviously the broader issues of the market instability are continuing to derail consumer confidence, and we want to ensure that consumers make the right decision for the long term,” Mr Rushton said.</p>
<p>Mr Rushton said the fixed rate cuts were a reaction to the global share market volatility with lenders moving quickly to adjust rates in advance of a cash rate adjustment by the Reserve Bank of Australia.</p>
<p>Mr Rushton said lenders wouldn’t be rolling out price cuts without a strong feeling that a rate decrease by the RBA is now on the cards.</p>
<p>“We’re now more certain than ever that there’s a clear case for the RBA to bring rates down,” he said.</p>
<p>Mr Rushton said more than 100,000 Australians committed to fixed rates of more than eight per cent just before the last global financial crisis in 2008.</p>
<p>“There was much speculation about fixing rates at that time, and unfortunately many consumers had to sit on the sidelines and watch rates dramatically drop in the span of several months,” he said.</p>
<p>Mr Rushton said borrowers need to ensure they were locking into a fixed rate for the right reason, some of which included certainty of repayment and peace of mind rather than as a speculative play on where rates are going to move.</p>
<p>He said a mortgage broker was best placed to offer advice on issues such as fixing your interest rate, or taking a rate that’s partially fixed and variable.</p>

<p>This is a copy of a letter I sent to Josh Phegan. Making myself accountable everyone, so here it is, for the whole world to see. I if were to be, which I won&#8217;t because it&#8217;s simply not an option, but if I were to be anything other than 99kg&#8217;s or less Dec 25 2011, come and slap me coz I&#8217;m out $5000.</p>
<p>Time to get serious, and practice what I preach in EVERY area of my life.</p>
<p>Hey Josh,</p>
<p>Man, I have spoken to thousands of Real Estate agents across the country, and before that I was a member of the audience for probably just as many different speakers, and man you are the real deal, and I wanted to thank you.</p>
<p>While Real Estate and training, speaking etc has been great to my mindset and wallet, it hasn’t been kind to my once fine physique. I’m at 119kgs and I see this young fellow say to a room of agents words to the effect of…</p>
<p>‘..set you goals, make them achievable, commit to them as a must, write me a cheque for $5000 and I’ll only bank it if you fail to achieve your goals, and ONE guy raised his hand as being in. ONE !!!!  (and that guy is Zac McHardy an award winning agent, no surprise)</p>
<p>Well, you moved more than your audience that day mate. I have been saying for a few years now, ‘100kgs or less by Xmas’ and for whatever psychological excuse I might invent each year, man when I saw you I was STILL 119kgs.</p>
<p>So, once I’m 96kgs or whatever figure BELOW 100kgs that I’m going to be this Christmas 2011, I am going to have one man to thank for it (other than myself) and that’s Josh Phegan.</p>
<p>So mate, as you can see with this letter is the cheque for $5000, that I demand you bank if I am one solitary gram over 100kgs this Dec 25 2011, and I want you to buy something for yourself if I miss this goal that I would frigging love and run my nose in it, coz if that sort of ‘moving away from strategy is what is needed for me to take the action required then that’s what’s gotta happen.</p>
<p>So, I know you don’t know me well Josh and I don’t know you well mate. But I hope that changes, because really, all this other stuff, success, money, people recognising me (good and bad) across the country, don’t mean crap if I’m 15kgs or more overweight. And really, if I did this exercise with any of my closer mentors, they might cut me some slack, and I’m trusting you will NOT.</p>
<p>Feel free to post this wherever the hell you like (or keep it as private as you like, whatever you think will benefit you best) and publicly expose me and hold me accountable, that’s what I’m doing. Because this situation and this one part of my life that is yet catch up to the success of the rest of it….STOPS NOW.</p>
<p>Thanks again Josh, for the talk, the inspiration, the unique exercise, and maybe, other than helping me, this exercise helps you, help some of your students and clients, achieve their goals in whatever parts of their lives they need your help in,</p>

<p>It may sound a little &#8216;exploitative&#8217; (is taht a word?) and yes, I had concerns about paying developing economies a few bucks for an hours work. </p>
<p>That was until I spoke to one of them and he told me candidly, that many of his colleagues are LAUGHING at us westerners that we pay them so much comparitively speaking so it truly is a win/win. </p>

- Websites built<br />
- Built me a logo</p>
