<p>I was lucky enough to have been given some great advice early in my career. To study and emulate those who are succeeding, and do what they did to get where they are, and you’ll be just fine. Well, Jason Adcock gave me some advice when I first started. Now at that time, Jason earned $500,000 in commission in the MONTH I met him. So I promised I would do whatever he told me to do. And he said he invested $10,000 in personal development material in the last year. So I just did what I was told, and it worked for me.</p>
<p>We understand though, that not everyone has $10,000 to invest so, here at QREAS, we have endeavoured to take all the risk out of this decision for you. We have made this training affordable, but we still managed to get the world’s best to come and teach us.</p>

Here&#8217;s one to whet your whistle&#8230;.</p>

His strategies are simple, and you wonder why you  didn’t think of them yourself. The fact is, do what he says and you’ll  be wondering where the commissions have been hiding all this time.’</p>
<p><strong>Chris Gilmour</strong><br />
The #1 Agent in Queensland right now, (and, unconfirmed, in the country) who has taken the SE Qld Real Estate world by storm.</p>
<p>With an average, normal area, average, normal prices, average, normal, suburban &#8216;Mum and Dad&#8217; buyers and sellers, Chris has created anything but an average, normal career.</p>

<p>&#8220;I have just turned 30 and have been in Real Estate for three years. In my 1<sup>st</sup> year I made $135,000, with some tweaks and systems in place my 2<sup>nd</sup> year saw $880,000 – my 3<sup>rd</sup> year I just made my goal of a million, by earning $1,040,966.  In the 3  years I have gone from owning one property to now three, I work 6 days a  week and spend Sunday’s on my boat or racing Formula 3 at some track  around Australia, so anything is possible with systems, focus and  dedication, I will show you how to achieve this and enjoy a lifestyle  along the way.</p>
<p>I currently run with approx. 40 listings at one time, and have been  averaging around the 15 Sales per month, even in a “down market”. I work  within only 1160 homes in my farm area and have 82% market share, with a  91% list to sell ratio and my average days on market are 18 Days.  Now  all this didn’t happen in 3 months, it has taken thousands of dollars’  worth of training and discipline to achieve this and now I’m ready to  share to you how I went about achieving this and still are today.&#8221;</p>
<p><strong>John Dwyer (yup, THE John Dwyer who got JERRY SEINFELD for an Aussie small business. Not so small anymore though)</strong><br />
Jerry Seinfeld, in his entire lifetime has endorsed three companies &#8211;  American Express, for a squillion, Microsoft, for several squillion and a  little known building society in Newcastle. Well they used to be little  known. The marketing genius behind this rags to riches story is John  Dwyer. And this marketing genius behind whole &#8216;Seinfeld&#8217; coup is no &#8216;one  trick pony.&#8217;</p>
<p>John has consulted to many of the largest names in Australian business i.e.:</p>
<p>(McDonalds, Caltex, Coca Cola, News Ltd and lots more), but in recent years has specialised in providing <em>wow factor marketing strategies</em> to small businesses like yours.</p>
<p>John  also showed his marketing prowess by selling his own home, using these  &#8216;Wow Factor&#8217; techniques for DOUBLE what the local real estate agencies  told him he would achieve.</p>
<p>And I&#8217;ve talked John into joining us  at QREAS and sharing some of his amazing, some would say ingenius,  marketing chops with us at our event. Worth the price of admission for  this session alone.</p>
<p><strong>Kurek Ashley </strong><br />
One of the world’s absolutely best peak performance coaches. Kurek is responsible for more success than can be listed here. But he took Australians to Olympic gold medals, created many multi millionaires, has taken real estate agents to the top of their area. He also holds the world record for fire walking. He lives what he teaches and his message will rock your world. I spent two days with Kurek last year and I took a few of my close inner circle. One of those agents went from a complete rookie, to the number one agent in his area in the next year.</p>

<p><strong>Mal Emery </strong><br />
Australia’s Millionaire Maker. Dubbed ‘The Napoleon Hill of the 21<sup>st</sup> Century.’ Personally I believe this ‘Napoleon Hill’ title is a little misplaced, because Hill, the Author of Think and Grow Rich, was very much into the midset of wealth. Mal, in my opinion, is at the other end of the wealth spectrum. Mal won’t talk to you about mindset and other things. While he acknowledges their importance, Mal will teach you the 1-2-3, A-B-C, step by step marketing strategies that will get you into the door of your clients, build credibility and trust with your prospects, so they are begging you to take their listing to sell. I personally pay Mal over $10,000 per year. As a favour to me, Mal has agreed to come and share with you, some of the secrets I pay him a small fortune to reveal to me.</p>
<p><strong>Mark Dwyer</strong><br />
In my opinion, Mark Dwyer is one of the most intelligent trainers of Real Estate skill in Australia today. I personally have learned so much from Mark on the subjects of negotiation, getting full commission and running KILLER Open Homes. I&#8217;m honoured to have Mark join us at QREAS and whatever he brings to our seminar, will be absolutely top notch, I vow. (a snippet from his bio&#8230;)</p>
<p>Mark Dwyer is a career real estate person. Commencing a sales career  in the late eighties he broke records for volume of sales and gross  commissions by both auction and private treaty.</p>

<p><strong>Simon Treselyan<br />
</strong>Simon had a very distinguished career, covering more than 19  yers, in the United Kingdom Military Special Forces.  A great  deal of Simon&#8217;s service was conducted in &#8220;Covert Operations&#8221;.  It was  during this time that Simon received decorations for Gallantry.  Simon  has also briefed the UK Prime Minister, Civil and Military leaders on  aspects of National Security, plus trained other International &#8220;Special  Forces&#8221; members.  He has also given training and instruction to the CIA  and other International Intelligence Agencies.</p>
<p>After leaving the  military, Simon began his career in the &#8220;Personal Development&#8221; field and is now one of the most sought after &#8220;Personal and  Corporate Development Master Trainers&#8221;. <p>The first major casualty in this market. Yeah, we&#8217;ve seen a bunch of agents leave the industry and that is sad, but completely inevitable. And so was this.</p>

<p>The individual agents we have seen leaving the industry (hell I saw a few of them leave my seminar yesterday) are leaving for very obvious reasons. They talk a better game than they live. You want to tell me how good an agent you are, show me your bank account.</p>
<p>Same as a brand. If your economic model does not support success, if you are going to live on price you are going to DIE on price. You become the first and most affected in recessionary times.</p>
<p>I must say, from a business perspective i hope this market stays this way for years. Never before have we seen the differential between a skilled agent, who is actually worth their money, and an idiot being supported and sustained by a bouyant property market, never before have we seen that differential in skill so obvious, and so valuable for sellers.</p>
<p>So you who are currently wondering whether or not top invest in some training, in skilling up, in getting better&#8230;.best make that decision NOW. <p><strong>Make a decision &#8211; </strong>The first thing you should do is DECIDE that this is something you want to do. <p><strong>Become a life long learner – </strong>I am a full time trainer and speaker and I am still a student as often, if not more often, than I am the ‘teacher.’ For a list of where to start, visit <a href="http://www.successbookreports.com/">www.SuccessBookReports.com</a> , or email me and I’ll happily give you some of my favourites. Our rules are that if the sun is out, only CD training can be coming through your car stereo.</p>
<p><strong>Build your database. </strong>Database is king in the new millennium. Your database is only as good as your ability to use it. As technology gets us in touch with each other in more varied ways and with increasing speed, we need to stay in touch with these advancements. That being said, this will always be a people business, so you can’t rely on your database, but you’ve got to build one. It’s your professional equity.</p>
<p><strong>Make sure your database is segmented. </strong>If you have a potential seller on your database who isn’t selling for 7 years, and you contact him with property information and open homes every two days, they will unsubscribe, it’s just a matter of time. However, if your hot buyers only hear from you once a month, they will buy elsewhere, so categorise your contact accordingly.</p>
<p><strong>Study people – </strong>There are many ways to improve your ability to communicate with others and influence them. Learn these skills!! Technology is only a small, but necessary part of the equation. The words that come out of our mouth, and the way we use those words are the only product we create, so make those words actually worth the commission you are charging your seller as their representative, and not just being a mere conduit between buyer and seller.</p>
<p><strong> </strong></p>
<p><strong>Don’t only email out property stuff. </strong>There is a psychological principal that was made famous by Cialdini called ‘Reciprocation.’ The great Aussie tradition of ‘the shout’ at the pub is based on this. Imagine I was to take you out to dinner on a Monday, and I picked up the bill. Then on Thursday we went out again, and again I paid, would you not feel increasingly obligated to repay me in some way? Utilise this principal by GIVING to your list, and not just offering ‘Free Appraisals.’ It’s tired, done to death and your list know they can get a free appraisal so don’t be wondering why they aren’t leaping for joy when you offer them this amazing service. Get more creative. What you give them doesn’t have to cost the earth either, but give give give !!! Especially your potential sellers who aren’t selling yet, and may not sell for many years. Reciprocation encourages referrals !!!!</p>
<p><strong>Businesses are people too !! </strong>Why just market to individuals in your marketplace? Build strategic liaisons with local business owners who might want to tap into your evergrowing database. And give referrals for free, without a thought of ‘what’s in it for me?’ Just give and you’ll get back. It’s psychology, not magic. Business owners own properties and deal with hundreds, even thousands of people every month. Think outside the square.</p>
<p><strong>Think like Lexus !! – </strong>I have a few videos on YouTube on the subject of ‘Customer Service’ and how much it is said, and how rarely it is experienced. There are many companies (banking, telecommunications, etc) that are WINNING AWARDS and yet I think we’ve all experienced their idea of customer service. They are hardly developing what I call ‘Raving Fans.’ Check out my videos on YouTube for what Lexus do, and find a way to think like LEXUS. They are living it, not just saying it.</p>
<p>And think about what real estate agents often think of as great customer service, maybe a 50c Christmas Card once a year. We’ve got to do more than that.</p>
<p><strong>Get Mentored, Trained and Coached. </strong>The first thing I did when getting into real estate was invite the 3 best agents in Brisbane out to lunch, no matter what the cost. And one of the best took me up on the offer. And I listened to his advice, and DID IT. So whenever someone successful gives you a tip, respect them enough to do what they say. If they’re a millionaire and you’re not, just do what they say. They know better than you (for now, keep learning and catch them)</p>
<p><strong>Reward Referrals – </strong>I don’t mean the clients, I mean the person who REFERRED them. A thank you is nice, a small gift is better, but think about this. If I was a real estate agent and I gave you a referral, you’d happily give me 20% of the commission for a good referral. Would you be willing to give a member of the public something to the value of 20% of the commission? Why not, if you’d give it to a colleague for the exact same thing? And reward them with something THEY would like, but wouldn’t normally get it for themselves.</p>

<p>Ok, this one got me excited. I had a &#8216;pie in the sky&#8217; idea about putting together a panel of the best real estate agents in the state to appear at the Qld Real Estate Agents&#8217; Summit, and I did NOT expect the first agents I contacted to ALL say YES. </p>
<p>There were some agents right up there on my list too, that I didn&#8217;t even get a chance to invite because the first five are ALL IN !!!</p>

<p> (these descriptions are my words so forgive the informality of my descriptions, and also, if anyone else feels they were more deserving of the title &#8216;Qld&#8217;s best, these are the people I contacted first and we only have so much room on the panel, call me about next year)</p>
<p> - Amber Werchon &#8211; An inspiration. You absolutely MUST hear this woman&#8217;s story. For anyone who says you can&#8217;t make it because of age, gender, race, religion or anything, this woman is proof that no matter what, those things are no excuse for not succeeding. QREAS is honoured to have Amber and her team attending the conference and have Amber as part of the panel. I&#8217;ve used Amber in so many trainings as an example of success I owe her big time. I guess I doubly owe her now for being part of QREAS.</p>
<p> - Chris Hinds &#8211; As seen on &#8216;A Current Affair&#8217; BUT IN A GOOD WAY. Chris took the inner city market by storm over the last few years and has utilised web 2.0 strategies and sales basics to catapult him to the top of his game. (and yes, I tried to recruit him into my business on no less than 3 occasions, and nearly got him I think, haha, but he started his own business instead) Great to have Chris&#8217; perspective on the panel.</p>
<p> - Jason Adcock &#8211; When I first got into real estate, in late 2000, I was given the advice to invite the best in your market place to lunch, pay whatever it took and jut listen. Well I did, and I got two refusals from two high profile female agents who were very prominent in the market, and I got an acceptance from Jason Adcock. His advice was the catalyst for my success, and forever in his debt for that. Again, thanks to Jason for being part of this to help others like he helped me.</p>
<p> - Peter Sissons &#8211; Winner of the REIQ and REIA Agency of the Year on too many occasions to list. Peter is a mainstay of the Brisbane Real Estate market. I visited his agency once and he had a trainee, ON PETER&#8217;S TIME and wages, watching a video on sales training by Tom Hopkins. Peter knows what it takes to be a performer and can give you what you need to succeed.</p>
<p> - David Beard &#8211; Arguably the man with more listings than anyone in Brisbane. When I last associated with David Beard, he had a stock list of over a BILLION dollars worth of real estate. He brought the number one real estate company in the world to his SuperOffice and built one of the largest project marketing teams in the state. With a CV longer than your arm, David has seen the ups and downs of the industry, and knows how to thrive in a market where others are saying it can&#8217;t be done.</p>

<p>Fair comment and happens fairly often.</p>
<p>The problem is, with most people, they are selling to upgrade. If that&#8217;s the case, then while they are waiting for their house to go up 10%, so to is the house they are going to upgrade to.</p>
<p>So in round figures, if the $500,000 house they were selling goes up 10% and the $1,000,000 house they want to upgrade to go up 10% in the same market, your seller is $50,000 worse off than if they made the move NOW.</p>
<p>For my platinum members I have a template for that letter, so email me and you can have that and I&#8217;ll put it up in the library soon, but this is the principal in that letter, is that if you&#8217;re selling to buy more expensive, waiting will cost you.</p>
